Due Diligence & Design

Our team has led several new construction projects from conceptualization to execution. We have represented Hispanic-Spanish Speaking Builders in the acquisition. Along with project management, estimating, permitting, and the sale of the units. We have engaged Colombian- aspiring-architect Paula Cano who is well on her way to become a licensed architect. She created the renderings you see in this project. For this site we planned & designed a proposed 7-unit residential subdivision and led communication with third parties to manage Spanish-English translation for the Builder, including:

• Site due diligence- zoning, building standards, and market research
• pre-development meetings for the replat and project proposal
• Engaged latina Architectural Designer Paula Cano to execute a site plan and renderings
• lender outreach for the pre-development and construction loan
• Obtained quotes from architects and engineers
• BUILT FINANCIAL MODELS FOR THE SITE DEVELOPMENT, CONSTRUCTION BUDGET & PROJECTED SALES PRICE
